Annual letter from the Board of Directors

Comstock Estates HOA Residents,

We’re excited to welcome 20 new homeowners to Comstock Estates this year—our neighborhood keeps growing and thriving!

A big thank you goes out to everyone who submitted Architectural Control Committee forms for property improvements. We reviewed around 71 forms, with most requests relating to the new roofs needed after the spring hailstorm. Remember, if you’re planning any exterior work soon, you can easily find the necessary forms on our website.

Looking ahead, mark your calendar for our annual meeting on January 14 and quarterly Board meetings in April, July, and October. All gatherings will be held at Cavalcade, 201 East Aspen in downtown Fruita. Cavalcade is a unique, all-volunteer performing arts venue run by Fruita residents—a perfect community spot! If you need a proxy for the January meeting, please reach out to Lori at BOD@comstockhoa.net. Note: Board members can’t serve as proxy voters for residents.

This summer, several Board members teamed up with Chuck’s Sprinklers to map out improvements for our community’s irrigation system. Work on new cleanouts and water jet points is scheduled for late winter and early spring, making sure everything’s ready for irrigation season.

As a heads-up, your main irrigation valve should be open now to help prevent winter freezing. Don’t forget, HOA dues are due by January 31 to avoid late fees. For those who opted for electronic payment, we hope the new system is making things easier!
