2026 Budget

Comstock Estates HOA Residents,

We’re excited to welcome 20 new homeowners to Comstock Estates this year—our neighborhood keeps growing and thriving!

A big thank you goes out to everyone who submitted Architectural Control Committee forms for property improvements. We reviewed around 71 forms, with most requests relating to the new roofs needed after the spring hailstorm. Remember, if you’re planning any exterior work soon, you can easily find the necessary forms on our website.

Looking ahead, mark your calendar for our annual meeting on January 14 and quarterly Board meetings in April, July, and October. All gatherings will be held at Cavalcade, 201 East Aspen in downtown Fruita. Cavalcade is a unique, all-volunteer performing arts venue run by Fruita residents—a perfect community spot! If you need a proxy for the January meeting, please reach out to Lori at BOD@comstockhoa.net. Note: Board members can’t serve as proxy voters for residents.

This summer, several Board members teamed up with Chuck’s Sprinklers to map out improvements for our community’s irrigation system. Work on new cleanouts and water jet points is scheduled for late winter and early spring, making sure everything’s ready for irrigation season.

As a heads-up, your main irrigation valve should be open now to help prevent winter freezing. Don’t forget, HOA dues are due by January 31 to avoid late fees. For those who opted for electronic payment, we hope the new system is making things easier!

Happy New Year to All !

Your 2026 invoices went out via email on Dec. 26th.  If you are receiving this email, then your invoice was also emailed with a few requested exceptions.  It was sent from comstockhoahoainvoices@gmail.com.  If you don’t see it in your Inbox, please check your Junk or Spam folders.  Several dozen invoices were USPS mailed to those who have requested mailed invoices or possibly new owners whose info I don’t have yet. 

If you would like an emailed invoice next year or have changed your address, please email me with the correct info.  I have received some bounce back emails of incorrect addresses.  If you have a co-owner, many have both addresses in my system – so maybe your co-owner has the invoice.  

Please remember that the annual assessment has been raised to $200 from the previous $150 per owner vote at the oct Quarterly Members Meeting.  Your payment needs to be to my office by Jan 31 in order to not risk being assessed a late fee of $25 and interest of 8% per annum.

If you don’t want to pay online or mail a check, you can drop your payment off at my office. You can use the secure drop box that is located on the office door.  Envelopes and pens are available to identify your account.  My address is 751 Horizon COURT, #115 – The Skyline Building. The building doors are open from 8 am to 5:30 pm, Mon. thru Fri. My office is by appointment only.

The HOA Members Meeting will be held on Wednesday October 8th at 7pm. Meeting location is Cavalcade at 210 E Aspen Ave, Fruita. The Reserve Study and irrigation water shutdown, among other topics, will be discussed. Please take some time to join us!

Comstock Estates HOA Fellow Residents –

We have received the final product for our HOA Reserve Study. The company that did the study, Association Reserves (out of Denver), visited our neighborhood on July 16^th and met in person with Doug Yochem while they were here.  We have communicated with them the entire process and are very happy with the results. We will be posting the study on the HOA website.

In a synopsis, our reserves are funded at 45%, which they consider medium risk of a special assessment need.  They recommend that HOA’s be funded 70% to 130% so there is a low risk of special assessments or deferred maintenance.

The Board will discuss the Reserve Study and our options at our next HOA board meeting, Wednesday October 8, 7pm at Cavalcade (210 E Aspen Ave, Fruita). If you have any interest, please look over the Study online and attend the meeting.

The irrigation water will be shut down at 10 am on Tuesday, the 15th, for a repair. It is expected to be turned back on in the late afternoon/early evening.

As of June 17, the irrigation water is off to the north of Comstock. Possibly turned off at the canal for a reason we do not know.

The irrigation system will be shut down on Mon 5/19 starting at 7:30am. The repair in the dry pond area will take a few hours and you should see pressure back up by the afternoon sometime.

At times, the Board or our irrigation contractor Chucks, is unable to get the water turned back on right away. If you are willing to be an irrigation volunteer or know of someone, please contact: Lori, HOA Mgr at 970-234-5674 or lwood@ggre.us. This would only entail turning the valve off and then back on when its time. Also, helping if the Entry signs need the correct info or putting the signs away. It would be a small commitment – not a Board position.
