Please do not call or text Lori to change your address.

Some Owners have used a different email address for this website announcement system. That information is not integrated into the Mgr’s. accounting system. They are separate systems.

Please watch for your Annual invoice that will go out mid-December and will include a link to pay online if you prefer.  You can still pay via a check, money order.  If you would like to pay with cash, there is a secure drop box on the Mgrs. door.

Attention Comstock Estates Homeowners,

The Board and the HOA manager have noticed, and it was discussed at the July Quarterly meeting, that some owners are experiencing difficulties bringing in their new, larger city trash cans.

To support our elderly neighbors and those who may be ill or out of town, we encourage you to lend a hand by helping them bring their trash cans behind their fences. This assistance might also include taking the cans out on trash day.

A brief conversation with the homeowner in need of help would be greatly appreciated. Your efforts will contribute to the overall appearance and harmony of our community by ensuring trash cans are not left out.

Please join the Board for the July Quarterly Member Meeting tonight, July 10 at 7pm. Meeting will be held at Cavelcade – 201 East Aspen Ave.

The July Quarterly Members Meeting will be held on July 10^th at 7pm at Cavalcade located at 201 E. Aspen Ave. Topics shall include: 

1. Comstock’s Annual National Night Out in Prospector Park on Aug 6^th from 6-8pm.  Enstoms Ice Cream courtesy of Clearnetworks.
2. The new City of Fruita trashcans and how to deal with their size and difficulty moving out and back from the street for pickup. 
3. Some new state laws that govern HOAs. 

If you would like to have input on any of these topics, please attend this important meeting. 

The covenant violation inspectors complete their drive arounds approximately every two weeks.  They wanted to bring to your attention the following common violations so that you can correct them yourselves rather than being mailed a Covenant Violation letter.   Over 60 letters were mailed out in May/June. The most common violations are:  

1. Trashcans & debris that is not behind a fence or in the garage
2. RVs, campers, boats, trailers, etc. are also to be kept behind the fence unless they are being loaded. 
3. Weeds and unkept or unmowed lawns.  Dead bushes and trees or limbs need to be trimmed. 

The irrigation water will be turned off for an owner’s repair at 11:00 am and turned back on around 2 – 3:00 pm the same day. Thank you for your patience.
